  • How close is EPOCH Clemson to campus?

    We are located ON Lake Hartwell, less than seven minutes from parking on the Clemson University campus. We also have a shuttle to drop students off on campus, sans the hassle of trying to find a parking spot. Our shuttle service also runs downtown on Thursday, Friday and Saturday nights and of course Saturday on game days!

  • What is included in the rent? Where can I find pricing?

    At EPOCH, we like to make things extra simple, so our rental agreements are all-inclusive; covering water, sewer, trash pickup, electrical allowance, cable, and ultra high-speed internet. Contact us for the latest availability, pricing and promotions.

  • How can I set up a tour of EPOCH?

    You can set up a tour by contacting our leasing office at 864- 986-6260. Our Community Assistants will welcome you with open arms (and all your favorite snacks!)

  • How can I apply? Do I have to have a guarantor?

    You can apply anywhere at anytime! Everything is online and can be completed in a matter of minutes! If you are a student or do not have a full time job, you will need a guarantor to co-sign your lease. A guarantor is basically a parent or guardian who can supplement your income and pay rent if needed.

  • When does leasing begin for the next school year?

    We typically begin leasing for the next school year around the middle of September. This allows students and parent to reserve their apartment so they can focus on their education and enjoying Clemson Tiger football the rest of the year.

  • Will the Phase 2 cottages be ready for August 2020 Move-In?

    Yes! They'll be ready to rock and roll for August move-in!

  • What is an individual lease?

    An individual lease means that you are only responsible for your bedroom and share of the common space in the apartment. If you have a roommate that ends up not returning, you’re not responsible for that portion of the lease agreement. (Phew!)

  • Do you have a roommate matching system?

    No roommate? No problem. By completing our Roommate Matching Sheet, we’ll be able to track down others who match your likes and dislikes, and then – voila! - you’ll have a roomie (and hopefully a friend).

  • Can I request specific roommates?

    Yes! When you apply, you can list your roommates!

  • When is my rent due?

    Rental payments are due on the 1st of every month. We offer the option to pay with a personal check, money order, or credit card via our user-friendly online portal. To make it even easier, you’ll have the ability setup automatic payments.

  • Do you allow pets?

    We love pets. We have calendars made of our pets. We’ve even thrown birthday parties for our pets. So, the answer’s yes – but please contact us for the specifics on regulations. 

  • What should I do with my trash?

    EPOCH offers a complimentary trash service through A1 valet trash. Residents are asked to place their trash in the black trash bins outside of their apartment between 6-7PM. The trash will then be picked up by 8PM and the bin should be placed back in the apartment by the next morning. If you have something larger than the bin, then you are able to take it to the trash compactor located next to the resident services building. This service is offered 7 days per week.

  • How do I receive mail and packages?

    You and your roommate(s) will have your very own mailbox on the property. For packages, we will offer lockers that can be accessed 24/7 so that you can pick them up at your convenience.

  • Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

    YES. By signing the lease agreement, you will either sign up for a liability insurance program that we offer through our partners, or you can sign up for one on your own. This will cover you in case of damages caused by a fire, flood, or natural causes. And while this one’s not required, we also suggest that you add a Renter’s Insurance policy to protect all your personal belongings.

  • What if I need to break my lease or don't return for the spring semester?

    If your plans change after signing your lease and prevent you from fulfilling the lease, a) we hate goodbyes, but b) we have a Lease Takeover program. Please contact the local manager for more specifics.

  • What if I need maintenance in my bedroom or apartment?

    At EPOCH, we’re here to help. And to fix. And to make everything amazing. So if just the littlest thing goes awry, you can use your resident portal to submit a request online, swing by the leasing office, or just simply give us a call and we will be happy to assist. If there is an after hour maintenance emergency, please call our on-call phone number at 864-986-1647.

  • Does the property offer any free services?

    We offer tons of free services including printing, a full service coffee machine, kayak rentals, spray tans, and free library!

  • What are some of the resident events that happen at EPOCH?

    Goat yoga, monthly trivia nights, and pottery classes are just to name a few! We have several unique, state of the art resident events each week! Keep up with us on social media to stay in the know about our on-going events!

  • What furniture is provided?

    Pretty much everything. Bedroom: Full-size bed, end table, desk and chair, and dresser. Living Room: Couch, club chair, coffee table, and end table. Kitchen: Stainless steel and energy-efficient appliances including a refrigerator/freezer, dishwasher, stove/oven, and a washer & dryer (because clean clothes are encouraged).

  • Does the property have on-site security?

    Your safety is our top priority! We have a resident Oconee Sheriff's deputy, onsite management, and a third-party security team!
